About ABC Group

ABC Group SARL is a company based in Bonamoussadi, Douala, Cameroon. From one office it offers real estate (titled land for sale), land verification, travel and visa assistance, ABC Hotel, a driving school and language courses.

Contact our team by phone, email or the contact form, or visit our office in Bonamoussadi, Douala. The first conversation is free and no commitment is required.

We talk about your budget, your timeline and what you need. For property, you leave with sizes, prices and availability in writing. No documents are required from you at this stage, and nothing is paid.

Yes. For property, you receive the land certificate and subdivision plan before any payment, and we answer questions about anything on them. You can also take them to your own lawyer or notary.

It depends on the service. For titled, subdivided land, transfer and registration typically complete within a few weeks of signature. We give you the timeline in writing at the first consultation.

No. Consultations can take place by phone. If you are buying from abroad, documents and a filmed walkthrough are sent to you, and a relative or representative can attend the site visit.

Buying Land & Property

Plots are priced per square metre. Our current Dibamba plots are 5,000 XAF/m², so a 200 m² plot starts from 1,000,000 XAF.

Our current plots start from 200 m².

Yes. The plots we offer are titled and subdivided, and they are verified before they are listed.

Yes. Our current plots can be paid 50% upfront, with the 50% balance over 6 months, subject to contract.

Yes. Available properties are listed on the Available Properties page, with a map, prices and details for each one.

We accompany you to viewings. If you live abroad, we act as your trusted representative on the ground.

Yes. Documents and a filmed walkthrough are sent to you, a relative or representative can attend the site visit, and signature is handled with the notary. The site visit is the only stage that changes.

Nothing is paid during document review. Notary fees and taxes are explained in writing before signature, and the plot price is the one you were quoted at the start.

The registered title in your name and copies of your file. We stay reachable afterwards; most of our clients come back or send a relative.

Land Verification

It is the document that proves registered ownership of land in Cameroon. It is issued by the State and recorded at the Conservation Foncière. A handwritten sale note or a village attestation is not the same thing and does not give you secure title.

Yes. Bring the certificate, plan, and any sale documents you hold. We run the same four checks we run on our own land (certificate, registered owner, boundaries, and disputes) and tell you plainly what we find.

A straightforward file can be checked within a week. If the register or the survey throws up a question, it takes longer, and we will tell you that rather than rush a conclusion.

No certificate, a seller who will not involve a notary, pressure to pay a deposit today, boundaries nobody will walk with you, and a price far below the surrounding area. Any one of them is a reason to stop and ask for paper.

Yes. For our plots, you receive copies of the certificate and the plan to read, keep, and take to your own notary before any money changes hands.

Yes. Our available properties have already been through the four checks. You can browse them on the Available Properties page or talk to our team.

Travel & Visa

The embassy timeline is outside anyone’s control, but the file is not. Preparing a complete student visa file usually takes us two to four weeks, depending on how quickly transcripts, admission letters and financial proofs arrive.

No, and nobody honestly can; the decision belongs to the embassy. What we control is the completeness and credibility of the file, and we will tell you before you pay any fee if we think the case is weak.

Your passport, any previous visas or refusals, and whatever you already have for your purpose: an admission letter for a student visa, an invitation or booking for a tourist visa, employment and bank records. We build the rest of the list from there.

Yes. We read the refusal notice, identify what the file failed to prove, and rebuild it around that.

Yes. Passports, attestations, translations, legalisations and the supporting documents an embassy asks for are part of the same service.

ABC Hotel

Yes. ABC Group runs a small hotel under its own name, Achoukaa Hébergement, in Douala. You book directly with us, not through an agency.

A Standard Room is 10,000 XAF per night and a VIP Room is 12,000 XAF per night. Weekly and monthly rates for longer stays are available on request.

Send a booking request from the ABC Hotel page with your dates and room, or reach us on WhatsApp or by phone. We confirm availability and the total the same working day. No card details are taken online.

Yes, room service is available in both Standard and VIP rooms.

That is what most of our land clients do. Tell us your site-visit date and we will line the room up with it.

Driving School

A beginner driver package, theory and Highway Code classes, test preparation for drivers who already drive, and help with your Category B licence application after you pass.

Yes. The beginner package starts from zero, with basic vehicle controls and manoeuvres before moving onto real roads.

Yes. Theory and Highway Code classes are held on site and cover what you will be tested on in the written exam, including road signs and right-of-way.

Yes. After you pass, we help prepare the file for your licence application and guide you through each step.

Contact our team through the contact page, visit our office in Bonamoussadi, or message the driving school on WhatsApp.

Language Course

For most Canadian study and immigration routes, it is an English test. IELTS is the one we prepare candidates for, and a French result on the TEF or TCF can strengthen certain applications. Tell us your programme or route and we will confirm the test and minimum score.

It depends on where you start. From a solid intermediate level, most candidates need a few months of consistent preparation; from a lower level, longer. We give you an honest estimate after the placement test.

We guide you through registration, the test centre and the timing so your result arrives before your application deadline. The exam fee is paid to the test provider, not to us.

Yes. Evening and Saturday sessions exist for exactly that, and private lessons can be scheduled around shift work.

You should. The score is usually the piece that takes longest, so starting language preparation first keeps the rest of the departure on schedule.
